There are many fine Real Estate articles very well worth reading and reviewing to obtain some great information pertaining to the Real Estate industry as a whole. But in this article I just want to talk about a few items that I learned quite well while serving the public in this exciting profession. And believe me, it was exciting and a whole bunch of fun at the same time. Don’t get me wrong, it takes a whole lot of hard work and some very long days, but it is very gratifying when you know that you are fulfilling many dreams along the way. You will just gain some incredible relationships that will forever be part of your life.
It sure didn’t take me very long when I first walked into this business to realize sense of urgency is of utmost importance to succeed. Honesty and integrity are at the forefront of everything you do, but you also better master the concept of sense and urgency in the Real Estate business. I just can’t stress it enough how critical this is in everything you do. When people are finally ready to make that decision to purchase or market their home, believe me, they are ready! And if you are not there to fully assist them then and there, rest assured, someone else will be. As far as they are concerned at that moment in time, they are the only folks in the world that need someones attention. It is just basic human nature to think in this manner. You will learn very quickly that you must maintain a continual communication dialogue with your potential clients and customers every step of the way. (more…)
Almost any home sellers and buyers have at least heard of Zillow and their Zestimate. Zillow.com is a website that is a site that promotes the purchase and sale of properties. They have a feature named Zestimate that gives an estimate of the price of the home. Sadly some people take this estimate and put far too much faith into it. So how accurate is a Zestimate? When can it be used and how can you use it? In this article we will talk about these issues and also give you a few home selling tips on how a Zestimate is able to work alongside your overall marketing strategy.
How Does A Zestimate Work?

Stamp Duty is the short term used for Stamp Duty Land Tax (also known as SDLT). Stamp Duty was first introduced in England in 1694 but its current form was introduced on 1 December 2003.
It is essentially a tax on all land and property transactions paid by the buyer of a property and the amount of stamp duty is dependent on the purchase price. Currently, it is paid on a property costing over £125, 000.
Stamp duty must be paid within thirty days of what is called the “effective date”. This is usually the date of completion but can be earlier in limited circumstances. For example, if a buyer moves into a property before completion or pays the full price before completion.
Be aware that stamp duty is payable even if no cash changes hands! For example, a property swap or transferring the property between relatives. An exception to this is when a spouse is transferring their share of a property to the other on separation or divorce. (more…)
